SOLD!!! Could this be your Downton Abbey?

A return to sophisticated living.

When someone approaches a house, the exterior sets up their mind for the experience.

If good taste matters? Killarney Way delivers.  Guests are welcomed into the formal entrance. The Entrance Hall is framed by a divine living room which can be kept free of clutter and a intimate dining room perfect for providing the ambiance desired for elegant hosting (because it isn’t undermined by any view of the mayhem in the kitchen.)  These are meant to be graceful public areas for entertaining.

That richness of the quality seen there is apparent throughout. This is a home built by masters of their crafts with the finest materials. Beyond the sophisticated entertaining area are all the modern comforts of home.  Well-thought-out separate yet connect spaces providing a balanced aesthetic. Here each room  serves a purpose.  The kitchen, family room, living room, master wing,  or even the open social feel of the lower level all have different uses and different personalities. These rooms reflect thought and reason.

SOLD!!!!! Brookfield Custom Home will give you Plank Envy

Walk the Plank! I would love to... but then who wouldn't!

Everybody wants that rich and rare look from the pages of Ethan Allen and Wayfair, online at Houzz or even on display at the Architectural Digest Show and this house delivers it!

At 19550 Killarney Way you'll find one of the few custom homes designed by Bob Lang outside of Delafield.

It is here that every designer from Valdimir Kagan to Bunny Williams would love to see their furnishing's.

Here's why. Immediately upon entering you can see the extraordinary quality and timeless balance incorporated in to the home.

The wide plank pine flooring which flows throughout the house is seen in stunning homes from L.A. to London but is a rare artistic find in the Midwest.  Though never out of style, this classic craftsman feature is all the rage again as highlighted on Pinterest.

The appeal for the flooring is that it creates a expansive flow from room to room accommodating any owner’s personal tastes.

This style of flooring remains the height of Interior Fashion because it embraces a wide range of tastes.

Today, many homeowners and designers have to settle for the manufactured version because the cost alone for the real wood makes it unattainable. Unfortunately, manufactured flooring can't provide the artistic variation. It is only the real wood that can be stained lighter or darker depending personal taste thus allowing change without replacement.

Next up: Could this be your Downton Abbey?

SOLD!!!! Go Urban! At Cobblers Lofts Condo's suddenly your living...

Cobblers Lofts at Brewers Hill Commons reflects a true urban concept. Starting with on trend concept of taking something old and re-purpose it in to something chic and cool. Cobblers was an original shoe factory which was converted  into a unique urban community in the great Popular Brewers Hill Area.    This is where living is all about conveniences and maximizing ones daily life close to the  entertainment , restaurants, campuses and the lakefront it offers that urban walk ability that so many people desire. The Cobblers is also pet-friendly which is not and easy find in condo living.  With a great green area north of the complex to hangout with the furry family members. (which is even rarer)  So whether your the type to  grab your bike and head down to the lakefront or have friends over to enjoy on the stunning social deck with views for miles your sure to find more life choices and bright days here.

You can really picture life here when you read the thoughts of the seller of one of these great condo's (relocation only makes this opportunity available)

"I love the proximity to Brady St, Water St and downtown cultural events. When we go to the symphony at the PAC, we are home before some folks even make it out of the parking ramp.

We can walk to our favorite restaurants and coffee shops.

The availability of Metro Market, Whole Foods, and Beans and Barley in our neighborhood gives us easy access to healthy and gourmet foods.

We are within walking distance of several churches and parishes, many of which host free recitals in addition to regular religious services.

The rooftop deck is like having our own patio in the midst of downtown. Fireworks, outdoor BBQs, relaxing with coffee at sunrise (my husband’s time) or sunset (my time), even star gazing in the middle of the city is amazing.

We are less than a mile from In Vivo Fitness, a fabulous small gym, yoga studio, and integrative health facility on Humboldt. Close to Schlitz Park Campus, Cardinal Stritch downtown campus and of course UWM, Marquette, MSOE

Our condo is so tucked in and cozy—on rainy or snowy days, I feel completely wrapped in comfort. When the sun is shining, it streams into our huge windows and lights up the place.

Our kitchen is large enough for two to cook, but convenient enough to reach every thing in a couple of steps. The high ceilings  wooden beams and exposed brick make a beautiful loft atmosphere. I love having the side entrance as our private entryway to the condo. The historic nature of the Cobblers Loft and the shoe district as well as historic Brewers’ Hill make a winning combination.

The Pet Factor in Real Estate Continues to Grow

Current estimated is that $60.59 billion was spent on our pets in the U.S .

According to a recent survey of pet owners by the American Pet Products Association 79 million U.S. households now own a pet.  Of that number 83 percent consider their pet to be a member of the family, according to a Packaged Facts research report.

Homes that are pet friendly are on a lot of buyers checklist. But, what does that mean?

When I work with a client as a Buyer's Agent I encourage them to give serious thought when starting their search as to how important to them is their pet's comfort. Happy pet means a happier home for the pet-parents.  Understanding the importance of that makes it easier when they have to choose to pass on the house with the finished basement because they need a big yard with a fence.

The determining factor to write an offer should not be the physical appeal of house, that's just the surface and looks can be deceiving.  The key to a good decision should be whether that house is a good fit to how you'll live in the home.

When I work with a client as the Sellers Agent I look for the features that will have a appeal to the buyer who's family includes a furry member.  It's valuable to promote those features when we market the property.  At the same time I discuss with the seller the best way to manage the care and safety of their pets during the listing period.  It's important to make the house appealing to all buyers and there are many things that can be done to insure that we achieve a good showing.
